Flyers, OMs and BOVs built from the property record — and nothing printed that can't be sourced.

One property record holds the facts, the financials, the comps and the files. The flyer, the offering memorandum and the broker opinion of value all build from it, and each one checks itself before it can go out.

How listings & documents works

04.1

A property record built like a title file.

APN, zoning, legal description and building class; square footage, lot, stories and year built; clear height, docks, drive-ins and power for industrial; frontage and traffic counts for retail; NOI, cap rate, occupancy and taxes. A facts index shows which facts have no source and which would block a PDF.

04.2

A flyer that refuses to go out wrong.

Three layouts — property brochure, photo showcase, location showcase — for a sale, a lease or either, with banners for a price reduction, a call for offers or best and final. Drafts always carry a watermark. A final PDF is refused until preflight passes: no unresolved terms, no clipped text, no expired deadline, no unreviewed notice.

An offering memorandum on a 25-page master.

From the cover and investment thesis through the rent roll, lease maturity, a five-year operating projection, comparable sales and the offering process. Financials come from the property's saved underwriting, with Year 1 and Year 5 NOI and five sensitivity cap rates. It stays marked “Draft — not for distribution” until its release checks pass, including approval of the exact version, then issues as PDF and PowerPoint.

04.4

Every comp names its source.

Comps are shared across the firm, with price, date, size, price per square foot, cap rate and source on every row, in a table or on a map. When a comp goes into a client document it has to say where its number came from — a document page, an MLS record or a named source. Older records print as legacy; a newer comp with no source stops the document.

04.5

No listing goes public without the agreement.

Upload the signed listing agreement and the system reads the effective and expiration dates and each signer — and notices a printed name beside a blank signature line. Until a broker verifies authority, the public listing page, the listings index and the website feed stay closed. An override needs a reason and an expiry.
