§ 01Why it exists
Software written where the deals are.
Commercial brokerage runs on relationships, buildings and paper. The owner who sells this year was a tenant contact three years ago; the comp in today's OM came from a deal another agent closed; the deadline that matters is buried in a purchase agreement.
TAP CRM keeps all of it on one record: the contact, the property, the deal, the comps, the listing documents and the calls. It was built inside TAP CRE, and it's the system the firm actually runs on — not a demo environment.
Now it's opening to a first group of two to three brokerages. Each is set up by the people who build the product, which is why the group is small.
§ 02How we build it
Five positions the product takes.
One record, not five tools.
The contact, the building, the deal, the comps and the documents belong together. Re-keying the same facts into five systems is where deals pick up errors.
A number has to name its source.
A client document won't print a comp price that can't say where it came from, and a listing can't go public without a recorded agreement. We hold this website to the same standard.
A person approves what goes out.
The assistant drafts; your team decides. Nothing it writes reaches a client on its own.
You can leave with your data.
Month to month, with a full export on request and for 30 days after you go. A brokerage's book of business shouldn't be held hostage by its software.
We say what it doesn't do.
Every page lists what isn't included yet. A feature list that reads like a promise isn't worth much to a broker who has to deliver for a client.
