§ 01Buying

Can I start today?

Not instantly. Our team sets up each brokerage's account by hand and agrees a start date with you in a signed order form before anything is billed.

Is there a free trial?

No. Billing is month to month instead, so a two-agent brokerage has $798 at stake before deciding to stay: the first month and the setup fee.

Who is TAP CRM for?

Commercial brokerages of two agents and up — investment sales, landlord leasing, tenant representation — that want contacts, properties, deals, comps and listing documents in one system instead of five.

Why only a few brokerages at first?

Every account is set up by hand by the people who build the product. We're starting with two to three brokerages so each one gets that attention.

Can I see it before I sign up?

Yes. Watch the product walkthrough, read the module pages — every screen on this site is the real product with fictional records — or ask us a question and a person will answer.

§ 02Pricing & terms

What does it cost?

$149 per agent per month, with a 2-seat minimum ($298 a month), plus a one-time $500 for account setup and onboarding. Every seat includes every feature.

What does the setup fee cover?

Setting up your brokerage's account, users and roles; one load of your contacts and companies from a file you prepare on our import template; and hands-on help getting your team working. Cleanup, de-duplication, properties and anything beyond one template load are the separate Data cleanup & import service.

What about contract length and cancellation?

Month to month. Give written notice any time and it takes effect at the end of that billing month. Your full export stays available for 30 days after you leave.

Can we add or remove seats?

Add a seat any time, prorated to your billing date. Remove one at your next billing date. Moving a seat from one person to another is free. The minimum is 2 seats.

Are there feature tiers?

No. Every seat includes every feature at $149 a month. Services such as data cleanup and websites are priced separately on the services page.

How do we pay?

By invoice, monthly in advance, against a signed order form. This website doesn't take card payments.

What's the most we risk by trying it?

For a two-agent brokerage, $798: the $298 first month and the $500 setup fee. Leave after that with written notice and your data exported.

§ 03Product

Does it work on a phone?

Yes, in your phone's browser. There's no app to install from an app store.

Does it send email?

Not yet. Gmail threads sync onto the contact record, but sending email from the CRM — one-to-one or campaigns — isn't live for any brokerage.

Are phone calls included?

The phone desk is part of the product, but calling needs a phone plan with numbers registered to your brokerage. Phone plans aren't available for new brokerages yet. The phone desk you see on this site is how TAP CRE works today.

Does it read rent rolls and T-12s?

Not yet. Automatic extraction from rent rolls, T-12s and leases is in development and not part of the product today. It does read signer names and dates from an uploaded listing agreement for a broker to review.

Does it include an MLS feed?

No. TAP CRM doesn't provide an MLS or IDX feed for your office.

Can it handle e-signature or invoicing?

No. E-signature, QuickBooks invoicing and a client deal room aren't part of the product today.

What is the citation rule on comps?

A client document won't print a comp price that can't name its source. Either the number traces to a document or an attested import, or the document refuses to render it. It's the same rule we hold this website to.

§ 04Data & security

Where does my data live?

In a Supabase Postgres database hosted in the United States (US East), with row-level security on every table and daily backups. TAP CRM has not completed a third-party certification such as SOC 2.

Can TAP CRE's brokers see our records?

Each brokerage's records are kept in its own organization, and row-level security keeps one organization's data from another's. Your order form sets out when our team may access your account to support you.

Who on our team can see what?

Access is role-based: brokers and admins see the firm; agents see their own book. Accounts are invite-only — nobody can create one from the login page.

Can we get our data out?

Yes. A full export on request at any time while you're a customer, and for 30 days after you leave. Then we delete it and confirm the deletion in writing.

Do you have SOC 2?

No. TAP CRM has not completed a third-party security certification such as SOC 2. The security page lists what is in place today.

§ 05Services

Can you load our existing spreadsheets?

Yes. One template load of contacts and companies comes with setup. Messier files — duplicates, properties, several sources — are the Data cleanup & import service, a fixed package after a dry run on your own files.

Can you build our brokerage website?

Yes, from $1,950 to build plus a monthly care plan from $149. Listings publish to the site from your CRM, and its inquiry forms land in your Lead Desk.

Who owns the website?

You own your domain, registered in your brokerage's name, and all of your content. On exit we transfer the domain and export the content.

What does work outside a package cost?

$150 an hour, quoted before it starts.

Who builds TAP CRM?

TAP CRE LLC. It's the system TAP CRE, a Detroit commercial real estate brokerage, runs on every day.

Why would a brokerage build its own CRM?

So one deal lives on one record instead of across a CRM, a comps spreadsheet, a design file and somebody's phone. TAP CRE runs its own brokerage on it every day.

Is TAP CRE a competitor of ours?

TAP CRE is a working brokerage in Detroit, and it may compete with yours. That's why your records stay in your own organization, separated by row-level security, and why your order form sets out when our team may access your account.
