Nine stages from Lead to Closed, a board you can drag, and a workspace for each deal holding its terms, its parties, its critical dates and a closing checklist that builds itself when the deal goes under contract.

How deals works

02.1

A pipeline in the language of your side of the deal.

Look at every deal together, or switch to Listings, Buyer side or Leasing and the columns rename themselves: On Market and Offers In for a listing, Touring and Offer Out for a buyer, LOI Out and Lease Out for a lease. Drag a card to move it. Each column shows its count, total value, median days in stage and how many deals have stalled.

  • Board, list, or grouped by property with each building's deal history
  • Stalled deals sort to the top of their column
  • Days in stage turn red when a deal stalls; days to close turn amber inside two weeks

02.2

The terms, on the face of the record.

Sale price, earnest money, GCI and the listing- and buyer-side splits — or, for a lease, the term, rent per square foot, escalations, TI allowance, free rent and renewal option. Every person on the deal has a role: buyer, seller, tenant, landlord, attorney, lender, title.

02.3

Under contract sets the closing in motion.

However a deal reaches Under Contract — the dropdown, the board, the edit form or the assistant — its closing checklist appears: title, survey, environmental, financing, inspection, insurance, documents and closing, 25 items in all. Leases get their own 18-item list, and financing adds 16 lender conditions, from the appraisal to estoppels and SNDAs.

  • Due-diligence items for the property type: industrial, retail, multifamily, land, office
  • Each item can carry an owner and a linked document
  • Earnest money tracked from receipt to how it was applied, returned or split

02.4

Gates before Closing.

Compliance gates are added for you — a dual-agency disclosure, a lead-paint disclosure for a building built before 1978, a Phase I on industrial property, an agency agreement on every deal — and a deal can't move to Closing until they're cleared. Closed needs the close facts.

A Deal Score with its working shown.

A rule-based score out of 100 across seven factors: pricing, return profile, commission, momentum, stage, completeness and risk. It's arithmetic on the record, not a black box.
